3. What We Share

We do not sell your personal information. Your information is shared only in these circumstances:

• Your listing contact details (name and phone) are visible to buyers and renters who view your listing — this is the core purpose of the platform
• With service providers who help us operate the platform, under strict confidentiality
• When required by Ghanaian law or a valid court order

4. Data Retention

We retain your personal information for as long as your account is active. If you delete your account, your personal data is removed within 30 days. Listing data may be retained in anonymised form for platform analytics.

1. Who We Are

Locate Ghana (locateghana.com) is an online property listing platform operated under the laws of Ghana. We are an intermediary platform as defined under Ghana's Electronic Transactions Act, 2008 (Act 772). We host property listings submitted by registered users. We do not own, buy, sell, or rent any property listed on this platform and we are not a party to any transaction between users.

2. Acceptance of Terms

By registering an account or submitting a listing on Locate Ghana, you confirm that you have read, understood, and agreed to these Terms in full. If you do not agree, do not use this platform.

3. Who Can List

To submit a listing you must:

• Be at least 18 years old
• Be the property owner, a family representative authorised by the owner, or a real estate agent acting on the owner's behalf
• Provide truthful registration details including your real name, phone number, and email address

4. Listing Accuracy

You are solely responsible for the accuracy of every listing you submit. By submitting a listing you confirm that:

• The property exists at the stated address
• You have the legal right to list the property
• All details including price, size, bedrooms, bathrooms, and amenities are accurate and truthful
• The property is genuinely available for sale or rent at the time of listing
• You will remove the listing promptly if the property is sold, rented, or withdrawn

5. Photo Rules

By uploading photos you confirm you own or have the rights to use them. The following are not permitted:

• AI-generated or digitally fabricated images
• Stock photos or images downloaded from the internet
• Photos of a different property
• Photos containing watermarks, logos, agent names, phone numbers, or text overlaid on the image
• Images digitally altered to add or remove rooms, furniture, or features that do not exist
• Blurry, dark, or misleading photos

Listings with non-compliant photos will be rejected. Repeated violations will result in account suspension.

6. Prohibited Conduct

You must not use Locate Ghana to:

• Submit false, misleading, or fraudulent property listings
• List a property you have no authority to sell or rent
• List the same property more than once simultaneously
• Harass, deceive, or defraud buyers or enquirers
• Discriminate against any person on the basis of ethnicity, religion, gender, disability, or nationality
• Include contact details or promotional content inside listing photos or descriptions beyond the designated fields

7. Our Review Process

Every listing goes through a manual review before it is published. We reserve the right to approve, reject, or remove any listing at our sole discretion. Where a listing is rejected we will notify you by email with a reason so you may correct and resubmit. Approval of a listing does not constitute verification of the property's title, ownership, or legal status.

8. Platform Liability

Locate Ghana is an intermediary platform under Ghana's Electronic Transactions Act 2008 (Act 772). All listing content is submitted by registered users. We do not create, verify, or guarantee the accuracy of any listing. Locate Ghana is not liable for:

• The accuracy, completeness, or truthfulness of any listing
• Any transaction, agreement, dispute, or loss arising between a buyer and a seller or agent
• Fraud or misrepresentation by any user
• The condition, title, or legal status of any property
• Any loss suffered as a result of relying on listing information

Buyers are strongly advised to verify property ownership and use a qualified legal professional before entering any property transaction in Ghana.

9. Content Ownership and Licence

You retain ownership of the photos and content you upload. By submitting a listing you grant Locate Ghana a non-exclusive, royalty-free licence to display and promote your listing content on this platform and in related marketing materials for as long as the listing remains active. This licence ends when the listing is removed.

10. Takedown and Complaints

If you believe a listing infringes your rights or contains false information about a property you own, submit a written complaint to us including:

• Your full name and contact details
• The specific listing in question
• The nature of the complaint
• Your requested action

We will review valid complaints and act within a reasonable time as required under Ghana's Electronic Transactions Act 2008.

11. Account Suspension

We may suspend or permanently remove an account without notice if the account:

• Submits fraudulent or fabricated listings
• Repeatedly violates listing or photo rules
• Is the subject of verified buyer complaints
• Impersonates another agent, owner, or person
• Uses the platform for any unlawful purpose

12. Fees

Listing a property on Locate Ghana is currently free. We may introduce paid features in the future and will notify registered users in advance.

13. Changes to These Terms

We may update these Terms from time to time. Registered users will be notified by email of significant changes. Continued use of the platform after notification constitutes acceptance of the updated Terms.

14. Governing Law

These Terms are governed by and construed in accordance with the laws of the Republic of Ghana. Any dispute arising from use of this platform shall be subject to the jurisdiction of the courts of Ghana.
